Before & During

From Open Framing to Lined, Insulated Walls

The garage had a solid structural shell, but most of the internal wall and ceiling framing was still exposed.

About This Garage Interior Project

This job came about through Nick from North Shore Handyman — a fellow handyman and friend of Rinat's, both having started their businesses around a similar time and occasionally helping each other out on suitable jobs. Handyman Botany's usual service area is East Auckland, so this Whenuapai garage was a one-off collaboration outside the normal patch, done together over three days.

The garage had a solid structural shell, but most of the internal wall and ceiling framing was still open — the owner wanted the space to feel more finished and be genuinely usable for office-style, hobby or general indoor purposes rather than sitting as bare framing.

The scope for those three days covered material shopping, pickup and delivery, checking the existing framing for line, level and suitable fixing points, adding or adjusting framing where it was needed to support the plywood sheets, installing insulation into the accessible wall and ceiling cavities, then measuring, cutting and screw-fixing plywood lining to the walls and ceiling — working from a mobile scaffold for the higher sections.

Everything after that — electrical fit-off, the garage door, flooring and any final finishing — was completed separately by other trades, not by Handyman Botany or North Shore Handyman. The last photo below shows the finished space for context, but the framing, insulation and plywood lining stage is the part of the work actually carried out on this job.

⚠️

The Problem

The garage had a solid shell but most of the internal wall and ceiling framing was still exposed, leaving it cold, unfinished-looking and not really usable as an indoor space.

🔨

The Solution

Framing was checked and adjusted where needed, insulation went into the wall and ceiling cavities, then plywood lining was measured, cut and fixed to the walls and ceiling from a mobile scaffold — setting the space up for the finishing stages that followed.

The Finished Result

A previously open-framed garage lined, insulated and ready for the next stage of finishing — shown here after later completion by other trades.

Garage Framing & Lining FAQ

Did Handyman Botany finish this whole garage?

No — Rinat and Nick from North Shore Handyman handled the framing checks, insulation and plywood wall/ceiling lining over three days. The electrical fit-off, garage door and flooring shown in the final photo were completed later by other trades, not by us.

Why was this job outside the usual East Auckland area?

Nick from North Shore Handyman is a friend of Rinat's — they started their handyman businesses around the same time and occasionally help each other on suitable jobs. This was one of those collaborations, done together in Whenuapai rather than East Auckland.

What does "checking the framing" actually involve?

Before lining a garage, the existing wall and ceiling framing needs to be straight, level and have enough solid fixing points for plywood sheets. That meant assessing what was there and adding or adjusting framing where it wasn't quite right, rather than assuming it was ready to line as-is.

Why insulate before lining with plywood?

Insulation needs to go into the wall and ceiling cavities before they're closed up with lining — once the plywood is fixed in place, that access is gone. Doing it in this order is what makes the finished space noticeably warmer.

Is a job like this covered by a guarantee?

Yes — the framing, insulation and plywood lining work carried out on this job carries our standard 12-month guarantee. Anything finished afterwards by other trades (electrical, the garage door, flooring) falls under their own guarantee, not ours.

Can Handyman Botany do a similar garage conversion for me?

Yes — this falls under our garage conversion service for homes across East Auckland, quoted individually after a free walkthrough.
